We are happy to review any plans you already have or have seen online and explore the possibility of building that plan.
A “spec” home is a “speculative venture” for a builder because it is a home that is built before it is sold. Typically, the home is either complete or near completion when is it sold and there is very few, if any, options the purchaser can select.
You do not need a construction loan if you purchase one of our “spec” homes. If you want us to build on your lot, whether it is one of our models or your plans, and you are getting financing, then you would need to obtain a construction loan. We have lender partners that we are happy to refer you to.
We do not give a cost per square foot estimate because there are many factors to consider when bidding a project. We are happy to discuss this question as it relates to one of our models or a plan you have.
It typically takes 4-5 months from the time permits are issued. It is best to plan for at least 6 months from obtaining permits due to weather and other unforeseen issues. Contract times may vary depending on our current projects.

From time to time we do have lots, but typically we only purchase lots when we plan to build a spec home.

Yes, we are happy to explore building on your lot.
