The Phases of New Home Construction

The process of building your home can take a good portion of a year from concept and design to moving day. It is a journey, not a sprint to the finish line! At JDW Construction, we understand the relationship aspect of the building process and desire to create a meaningful working relationship built on frequent communication and attentive customer service.

We personally respond to questions and concerns, address details with our subcontractors, and collaborate with our customers on decisions along the way. We are hands-on throughout the entire project; approachable and responsive, provide added value through design details and take pride in our craftsmanship. Phase 1: Obtain Financing

Options include construction to permanent loan or mortgage for a spec home under construction. We have several mortgage specialists that we can refer you to.

Phase 2: Lot, Plans, Selections/Specifications

Options include building on a lot you have, selecting one of our lots if we have any in inventory, or finding and purchasing a lot. The purchase of the lot and the construction of the home can be combined into the construction to permanent financing option.

Plan options include using or modifying one of our plans; using a plan you have, finding a plan online that can be used/modified, or meeting with a designer/architect to draft custom plans.

Phase 3: Contract

Once the lot is either secured or selected, the final set of plans are completed, and specifications/options/upgrades are selected, we sign a contract which includes each of these items.

Phase 4: Permits

When financing is complete and lot is secured, we submit all necessary local permit applications.

Phase 5: Construction

After permits are issued, construction will begin. Occasionally some clearing and grading can begin prior to permits. Site visits will be discussed and there will be consistent communication with you throughout the construction phase.

Phase 6: Final Walk-through/Demonstration

When construction is complete, we will do a final walk-through and review all the components of the home.

Phase 7: Certificate of Occupancy/Closing/Keys

When the Certificate of Occupancy is issued, and settlement has occurred, we will hand over the Keys to Your New Home!

We are happy to review any plans you already have or have seen online and explore the possibility of building that plan.

A “spec” home is a “speculative venture” for a builder because it is a home that is built before it is sold. Typically, the home is either complete or near completion when is it sold and there is very few, if any, options the purchaser can select.

You do not need a construction loan if you purchase one of our “spec” homes. If you want us to build on your lot, whether it is one of our models or your plans, and you are getting financing, then you would need to obtain a construction loan. We have lender partners that we are happy to refer you to.

We do not give a cost per square foot estimate because there are many factors to consider when bidding a project. We are happy to discuss this question as it relates to one of our models or a plan you have.

It typically takes 4-5 months from the time permits are issued. It is best to plan for at least 6 months from obtaining permits due to weather and other unforeseen issues. Contract times may vary depending on our current projects.

From time to time we do have lots, but typically we only purchase lots when we plan to build a spec home.

We do not currently do remodeling.
